INCLUSION

Standard Inclusions

 

 

Slab:

  • Site preparation and levelling including machine hire for excavation for concrete slab as designed by the engineer on ground construction

  • Soil removal as needed.

  • Under slab Piering as needed.

  • Concrete pump hire for concrete slab and Piering.

  • Supply and install waffle pod, steel, steel mesh and other necessary fittings for slab

  • Waffle Pod ‘H2’ class Concrete Slab as per structural engineer details

Underground connections

  • Sewer connection to main as per design / as needed

  • Underground water service to house as per plan/ as needed

  • Provide water and gas connection as per design (No length restriction. Will be done as needed)

  • Electricity connection as per design (No length restriction. Will be done as needed)

  • Telstra/NBN conduits connections from source, the owner will be responsible to connect from the service provider

Framing and metal beams:

  • Timber Frame H2 (termite treated) Construction as per Framing Code AS 684.4 2010 and Floor System as per the current Smart frame guidelines and the approved structural design.

Roof:

  • Concrete tiles/ Colorbond Roofing as per Architectural drawings.

  • Colorbond fascia and gutter with round PVC downpipe as per Hydraulic Engineer’s details

 

Brick, Rendering, Cladding:

  • Face brick / Hebel

  • Exterior facade full Brick-Vineer/ Hebel-Vineer construction as per architectural layout specification.

External Inclusions:

  • Provide termite protection to the perimeter of the slab

  • Collars to the internal pipes

  • Garden Taps to Exterior-One is front of the house and one is back of the house-One drinkable water and one rainwater.

  • All external ceiling will be cement board.

  • External wall Insulation R2.5 (Subjected to Basix)

  • Gas, hot and cold provisions for BBQ outdoor kitchen.

  • Rinnai/ Rheem 6 Star rated gas instantaneous wall mounted hot water system

  • 3000L Rain Water tank as per BASIX requirements.

  • Coloured concrete driveway.

Internal Inclusions:

  • 10mm Plasterboard to the walls and 13mm Plasterboard to the ceiling.

  • Supply & fix villa boards sheeting for the bathrooms.

  • Plaster all joints and corners with approved base coats & topping coats

  • One Niche to the living area

Painting:

  • Residential grade Dulux three coat paint to walls throughout (White on the ceiling & selected colour to the wall)

  • one feature wall (additional feature will be added as variation).

  • Architraves will be same colour of door and skirtings will be same colour of the wall.

Garage and Garage Door:

  • Colorbond flat line sectional panel lift auto garage door and opener including 2x remotes with standard colour.

Windows/Sliding Doors:

  • Residential grade aluminium frame sliding doors and windows as per windows schedule (Colour range: Black/white/grey/monument)

  • Nylon fly screen in windows as per builder range

 

Doors, Skirting & Architraves:

  • Designer main entrance door from designer range, door jamb, hinges & handle

  • Main door will have magnet door stoppers

  • hollow core internal doors with modern locks and paint finish

  • All doors as per door schedule

  • Square skirting boards and 67 mm wide architraves (modern look).

  • square skirting and architraves for all doors & windows throughout.

  • Steel door handles and plastic door stoppers as per builder’s range

 

Floor covering:

  • Up to 600×600/600x1200 Porcelain tiles throughout the ground floor on concrete

  • 600×600 floor tiles for all the toilets

  • 600×600 wall tiles for all the toilets

  • Timber look hybrid flooring at first floor (Variation will imply for timber floor)

 

Electrical:

  • All electrical work, compliant with ASNZ3000

  • Three Phase main power connection

  • Rough‐in and finish off

  • Video Intercom system from builder’s range

  • Security alarm from builder’s range

  • Up to 50 double power points as per drawings

  • Up to 80 down lights all together as per drawings

  • Down lights to the garage

  • Switch from builder range

  • Provision for 1 chandelier light -Lights will be supplied by client

  • 4x Television points to your preferred location

  • Supply and Install 2x Data points

  • 2x Telephone points to your preferred location

  • Smoke alarms as per drawing

  • 3 in 1 (heat, fan and light) to each bathroom

  • 4 Weather proof external power points allowed for main house

  • Install 2x external wall lights to the columns,

  • Install 2x external sensor lights

  • Conduit for NBN to board/hub location, main connection by Telstra organised by owner

Kitchen:

  • Quantum Quartz/ stone benchtop to Kitchen (40mm thick to the edge –Standard Range colours) as per plan.

  • Kitchen cabinet will be Polytec finish with choice of colour with overhang bulkhead.

  • Clear glass on kitchen wall and rest area will tiled splashback

  • Soft close Kitchen drawers up to 3 nos.

  • Brushed aluminium kick board

  • Black finish double bowl under mount kitchen sink with drainer in kitchen

  • Modern Black mixer taps from builder’s allowance

  • 90cm builder’s range appliances for cooktop, oven and range hood

  • Full functional Kitchen at butler pantry with 40mm benchtop.

Robes, Pantry and WIR:

  • WIR fit out to Master bed with hangers including a dressing facility with mirror.

  • White melamine shelving to all remaining Linens.

  • All plumbing work compliant ASNZ3500

  • Waterproofing to the bathrooms as per Australian standard

  • Ducted air-conditioned 20KW as required.

  • 4 zones and outlet to your preferred location.

Plumbing:

  • All Plumbing works as per Australian Standard

  • Stormwater plumbing as per Australian Standard

  • Water point for fridge

Landscaping:

  • Basic land levelling & Site clean-up.

  • Driveway Included

 

Council & Statutory Authority Requirement:

  • Sediment control Fencing including Trade waste receptacle in accordance with the Environmental Protection Authority EPA requirements

  • AS/NZS 3000‐2000 electrical requirements. Safety switches to Fridge and light circuits and Isolating Switch for wall oven.

  • Temporary constructing fencing

  • Onsite toilet hire

 

Completion:

  • Internal and External house clean

  • Removal of construction rubbish at the end of the construction phase

  • 6 years structural warranty

  • 90 days maintenance period

  • Interim Occupation certificate

  • Electrical, smoke alarm certificate

  • General plumbing certificate

  • Termite protection certificate

  • Wet area waterproof certificate

  • Glazing certificate

  • Preconstruction & post construction Survey and Peg out report.

  • Occupation certificate.
